Home Highlight – 2038 West Grace St

It’s been an incredible year! We have been very fortunate to sell some amazing homes in 2019. As realtors, we spend a lot of time in these houses, getting to know the history and unique details about them. To celebrate, we want to highlight some of our favorite listings of 2019 and share some insight into what makes them special to us. 

One of our current listings, 2038 West Grace, also happens to be one of our team member’s current home. Alyse and her family moved into this home in November 2002 after a long search in the Fan/Museum District. They struggled to find what they were looking for in the busy 2002 real estate climate but ended up finding and falling in love with this home. They were immediately struck by the original details; pocket doors, mantels, and most notably by the gorgeous Corinthian columns and millwork details on the first floor. They knew it was the place for them.

The home required some renovation, including a total gut of the kitchen and work on the bathrooms. However, as an interior designer, Alyse loved that the house served as a blank slate to experiment with different styles and techniques, especially when it came to painting the floors white. 

The Renovation

The 1960s style kitchen was less than functional for Alyse and her family. The kitchen featured one row of cabinets located on the back wall of the kitchen, a tiny corner sink, and peel-and-stick black and white linoleum tile. Alyse knew immediately the kitchen would come alive with basic aesthetic changes, without the need to alter the layout – a project that can be both expensive and invasive. 

In the kitchen, Alyse’s construction team built the bar area with the slide top, removed the existing cabinetry, and created more counter space and room for entertainment. They also added a huge commercial stove with a vent hood and identified space for a kitchen office. New hardwood flooring was installed throughout and the walls received a layer of soft grey paint to make the space feel larger.

In the living and dining room, Alyse was determined to make her home light and bright, which was different than other Fan District homes she had seen. She swapped out the outdated lighting fixtures, painted the wood flooring in the living/dining room white, and gave the previously bubble gum pink walls in the den, as well as living and dining rooms a fresh layer of soft gold paint to unify the spaces and accentuate the columns and millwork. 

Alyse and her family have thoroughly enjoyed living in this beautiful historic district. The house reflects their aesthetic and lifestyle. She and her family will cherish the memories of cooking and hosting friends in the house. This lovely home is now listed and waiting for someone who will love it and the neighborhood as much as they did.
