When Improvements are Worth the Price

With a well-thought-out refresh we were able to bring this house to life.

Recently, we had the opportunity to demonstrate how market insight and vision helps us to get the best price for our sellers.

Our clients had found their next home and made the jump quickly, leaving a house behind they had lived in for 13 years. They wanted to place it on the market quickly, without compromising the asking price. However, with no renovations or improvements to the home during their time as owners, the kitchen and baths were in need of modernization and refresh.

Our clients received several ‘low-ball’ offers from a neighbor and a flipper but they believed their house was worth more with a few improvements, and so did we.  After looking over the house and what needed to be done to it get it to market, we hired our own contractors and they went to work.

Our buyers are often looking for fresh, updated, well-lit homes, with additional storage and room to grow. These factors are also key indicators of home value.

Our work first included repainting the interior from top to bottom to create a welcoming look. We also replaced the kitchen cabinets with shaker style decor and installed new butcher block countertops and flooring.

A fresh coat of paint can make all the difference- we repainted almost every room in the house light grey. This made each room feel brighter, larger and made the home feel more cohesive.

We upgraded the master bathroom with fixtures and tile. Additionally, we also added a closet in the bonus room and installed new lighting inside and out.

The project was finished in less than 30 days and our clients were thrilled! After renovations and staging, the home sold the first weekend on the market over asking price. With renovations, the home saw a 25% increase in value and the asking price was more than they had ever expected to receive and worth the investment in the improvements.
